Family Residency in the UAE through Real Estate Investment

We developed a Golden Visa strategy through real estate investment, assisted with the preparation of family documents, and helped build the foundation for UAE residency, banking, and future business expansion.

Family Residency in the UAE through Real Estate Investment

Client Request

We were approached by the owner of an IT company from Russia. The client was 42 years old, married, with two children aged 14 and 17.

At the time of the request, the family was already considering the UAE as a primary jurisdiction for long-term residence, asset management, and the development of the client’s international business activities. The client was not looking for a short-term visa solution. He needed a stable personal and family infrastructure: legal residence in the UAE, the ability to open bank accounts, a clear status for his spouse and children, and a backup business framework outside Russia.

The client’s concerns were linked to several key factors.

First, the tax and regulatory environment in Russia remained uncertain for the business. Although certain benefits for IT companies were still in place, the client was concerned about potential changes in regulation, the need to regularly confirm eligibility, and the overall dependence of the business on a single jurisdiction.

Second, the family wanted to avoid a situation where each family member would hold a different type of status or depend on short-term visa arrangements. The client’s spouse was not employed, so she needed a clear legal basis for staying in the UAE. For the children, the family wanted stability in terms of residence, education, and future planning without frequent renewals.

The future of the older son was a separate concern. At the age of 17, the family was already considering university options and wanted the flexibility to choose between studying in the UAE or abroad. It was important that the family’s UAE residency status would not depend on where the child continued his education.

Objective

Our task was to develop not just a visa solution, but a long-term residency strategy for the entire family.

The project required us to:

  • secure legal UAE residence for the client, his spouse, and children;
  • avoid the need for frequent visa renewals every two to three years;
  • reduce dependence on physical presence requirements;
  • prepare the documentation package for residency applications;
  • support the Emirates ID process;
  • create the foundation for opening personal bank accounts;
  • assess the next steps for company formation and corporate banking in the UAE.

Solution

After reviewing the family’s circumstances, we recommended applying for the UAE Golden Visa through real estate investment.

This route was selected because it addressed several objectives at once: it provided the family with a long-term UAE residency status, did not require the family to live in the UAE for most of the year, and allowed the client to include his spouse and children in the same residency strategy.

The client acquired two apartments in Dubai with a combined value exceeding the minimum threshold required for a Golden Visa through real estate investment. The properties were selected not only to meet immigration requirements, but also as investment assets with potential rental income and capital preservation in UAE dirhams.

We supported the client through several stages of the project.

Stage 1. Strategy Assessment and Preparation for the Property Purchase

At the first stage, we assessed whether the Golden Visa through real estate investment was the most appropriate route for the client, compared with a standard residence visa, company formation, or employment-based residency.

For this family, the Golden Visa proved to be the more sustainable option. A standard visa would have required regular renewals and would have been more dependent on a specific basis, such as employment, company ownership, or sponsorship status.

The Golden Visa allowed the client to obtain long-term residence for 10 years, include family members, and maintain flexibility in terms of international mobility.

Stage 2. Preparation of Family Documents

For the application, it was necessary to prepare documents for all family members.

The documentation package included:

  • passports of the main applicant, spouse, and children;
  • marriage certificate;
  • children’s birth certificates;
  • documents confirming property ownership;
  • medical insurance;
  • photos and immigration application forms;
  • documents required for Emirates ID issuance.

Special attention was given to the legalization of family documents. Marriage and birth certificates had to be properly prepared, translated, and attested to ensure they would be accepted by the UAE authorities without additional requests.

This stage was critical. In family residency cases, mistakes in certificates, translations, or attestations are among the most common reasons for delays.

Stage 3. Golden Visa Application and Emirates ID

Once the documents were prepared, we coordinated the Golden Visa application for the main applicant and his family members.

The process included:

  • verification of the application basis;
  • preparation of the application file;
  • submission to the relevant authority;
  • preliminary approval;
  • medical examination for adult family members;
  • biometrics;
  • Emirates ID issuance.

After receiving the Emirates ID, the client was able to proceed to the next stage: opening personal bank accounts and establishing a financial infrastructure in the UAE.

Stage 4. Banking and Business Infrastructure

For the client, residency was only one part of the wider strategy. After the residency process was completed, we prepared the client for banking onboarding.

We provided recommendations on bank selection, prepared the required documentation, and structured the explanation of the source of funds and the origin of capital. This is particularly important for clients with international business activities, as UAE banks place strong emphasis on transparency, tax status, ownership structure, and the nature of business operations.

In addition, the client was considering setting up a company in one of the UAE free zones. The purpose was to create a legal base for international contracts, receiving payments from foreign clients, and opening a corporate bank account.

We recommended splitting the process into two stages: first, completing family residency and personal banking; then moving on to corporate structuring. This approach reduced the client’s workload and allowed the banking compliance process to be managed step by step.

Result

The family received a long-term relocation and residency strategy in the UAE.

The client obtained a 10-year Golden Visa through real estate investment. His spouse and children were included in the family residency framework. After receiving their Emirates IDs, the family gained the ability to reside legally in the UAE, access local infrastructure, apply for banking products, and plan the children’s education without depending on short-term visa solutions.

For the client, this was not simply a residence permit project. It was the creation of a second personal and financial base outside his home jurisdiction.

Key project outcomes:

  • the family obtained long-term UAE residency;
  • the spouse and children were included in the residency strategy;
  • the client avoided the need for frequent renewals of standard visas;
  • the real estate remained in the family’s ownership as an investment asset;
  • the family gained the opportunity to open personal bank accounts in the UAE;
  • a foundation was prepared for future company formation and corporate banking;
  • the family received greater flexibility in residence, education, and international mobility.

Why the Golden Visa Was Chosen

In this case, a standard residence visa did not fully meet the client’s objectives.

A regular two- or three-year visa could have worked for a temporary relocation or a trial period in the UAE, but it did not provide the level of stability the client required. The family did not want to depend on frequent renewals, employment status, or repeated confirmation of the basis for residence.

The Golden Visa through real estate investment was a more appropriate solution because it combined several objectives: residency, family security, capital preservation, access to the UAE banking system, and the possibility of further business development in the UAE.

Strategic Value for the Client

For the client, this project was not about obtaining a formal visa status. The main objective was to reduce the family’s and the business’s dependence on a single country.

The UAE was selected as a jurisdiction with a clear immigration system, developed banking infrastructure, an international business environment, and the ability to combine personal residence, investment, and business planning.

As a result, the family received a long-term framework: where to live, how to formalize their status, how to maintain access to international payments, where to open bank accounts, and how to prepare a legal base for business outside Russia.
