How to Rent an Apartment in Dubai After Moving
When moving to Dubai, it is natural to want to settle the housing question as quickly as possible. But this is one area where rushing can be expensive. A long-term tenancy may run for a year, and an area that looks convenient on a map may turn out to be far from your school, office or metro station in everyday life.
Use the first few weeks not only to complete documents but also to test different areas.
The prices below are market reference points as of August 2026. Individual listings change every day.
Can you rent an apartment in Dubai without an Emirates ID?
You can rent short-term accommodation or a hotel apartment. For a standard long-term tenancy, however, Ejari registration is important.
Dubai Land Department requires a UAE ID to register a foreign tenant in the Ejari system.
A practical sequence is therefore:
temporary accommodation → residence permit and Emirates ID → permanent-home search → tenancy contract → Ejari.
How much does temporary accommodation cost?
Current monthly market prices can start at approximately:
- studio — from AED 5,000 per month;
- one-bedroom — from AED 8,000;
- premium locations and peak seasons — significantly higher.
Short-term accommodation usually costs more than annual rent on a monthly basis, but it often includes furniture, internet and some utilities.
Which Dubai areas should you consider by budget?
The examples below are not a ranking of the “best” areas. They are practical starting points for a search.
More affordable rent
International City. One of the lower-cost options. The current average annual rent for a studio is around AED 31,000. It suits people who prioritise price over a central location.
Deira. An established urban area with developed infrastructure and metro access. One-bedroom options can start at around AED 40,000 per year. It can work well for people who want an urban environment without premium pricing.
Al Nahda. Often considered a more affordable family area, especially for households comfortable with the eastern side of Dubai and proximity to Sharjah.
Al Warsan. Another option for people who put budget ahead of a central location.
Mid-market
Jumeirah Village Circle (JVC). A popular community with a large supply of newer apartments. Current Property Finder data puts the average studio at around AED 51,000 per year, although individual buildings vary considerably.
Dubai Silicon Oasis. Often suitable for professionals and families who do not need to live by the sea. There is a broad mix of apartments and flexible monthly options.
Dubai Sports City. Usually more affordable than central and waterfront districts while still offering relatively modern housing stock.
Upper-mid and premium
Dubai Marina. One of the most popular waterfront areas. A current average reference point for a one-bedroom apartment is around AED 102,000 per year.
Downtown Dubai. A premium central location around Burj Khalifa and Dubai Mall. A one-bedroom apartment averages around AED 126,000 per year.
Business Bay. Convenient for people working in the central business district. Pricing depends heavily on the building and proximity to Downtown.
Palm Jumeirah. A premium market where rental levels are well above the city average.
How should a family choose an area?
For families, use a different sequence:
- shortlist schools;
- check availability and fees;
- review school transport;
- define a realistic radius for daily travel;
- only then search for a home.
A cheaper apartment on the opposite side of the city can save rent and create a major daily transport problem.
Which areas are easier without a car?
When you do not plan to drive, practical metro access and everyday services matter more than prestige.
Areas often considered include:
- Dubai Marina / JLT — Red Line access and tram, but higher rent;
- Barsha Heights — metro and many services nearby;
- parts of Al Barsha — depending on distance from the metro;
- Deira — established metro coverage and urban infrastructure.
JVC and some more remote communities may offer better rent, but living there without a car should be assessed carefully.
What is Ejari and how much does it cost?
Ejari is the official tenancy registration system operated by Dubai Land Department.
In 2026:
- AED 177.75 through Dubai REST or the DLD website;
- AED 220 through a Real Estate Services Trustee Centre.
How much does DEWA activation cost?
The refundable security deposit is AED 2,000 for an apartment and AED 4,000 for a villa. For a standard small meter, activation fees are AED 155.
For a normal apartment, Ejari plus DEWA therefore requires around AED 2,333 before rent, landlord deposit and agent commission.
Do you have to pay the entire year's rent upfront?
No. The number of rent payments is agreed between the parties and written into the contract.
When comparing homes, look at:
- annual rent;
- number of payments;
- first payment amount;
- security deposit;
- agent commission;
- other mandatory charges.
An apartment with a slightly higher annual rent can sometimes be easier on cash flow if the landlord accepts more instalments.
How much security deposit should you pay?
The landlord security deposit is intended to cover potential damage and is returned at the end of the tenancy subject to the terms of the contract.
Percentages such as 5% or 10% are common market references, but they should not be treated as a single government-set rate for every property. Check the amount stated in the actual contract.
What should you check before signing?
- who owns the property or is authorised to represent the owner;
- the correct property address and unit number;
- rent amount and payment schedule;
- security deposit and return terms;
- early-termination clauses;
- who pays service charges and separate utilities;
- parking;
- pet rules;
- condition of furniture and appliances;
- all additional contract conditions.
Before taking possession, photograph and video any defects and send a written record to the owner or property manager.
How to reduce the risk of fake listings
Do not transfer a deposit simply because you are told that “several other tenants are interested”. Verify the property and the contracting party first.
If you work with an agent, check that they are properly licensed and authorised to handle the property.
Tenant checklist
- Emirates ID obtained;
- area tested at real commuting times;
- for families, school shortlisted first;
- first payment amount is clear;
- deposit and commission are clear;
- contract has been read in full;
- property has been verified;
- condition of the property has been documented;
- tenancy registered in Ejari;
